The project consists of the construction of a new 204,000sqft (net) CAT A office building on Baker Street (Building C) and the shell and core construction of a 41 prime residential building on George Street (Building D). Building D also provides retail shell at ground floor, a courtyard retail pavilion and a 50,000sqft (GIA) basement which provides ancillary accommodation, including car parking, cycle storage, showering facilities and plant.
The Island, John Dalton Street, Manchester
The Island Site refers to a collection of 3 existing buildings, Grange House, 5 Ridgefield and Old Colony House located on John Dalton Street, Manchester. The 3 buildings will be demolished to allow the construction of a 133,000sqft office building. The building is to comprise of class B1 office and commercial (class A1/A2/A3/A4), and will be fitted out to category A standard, with commercial areas being completed to shell and core only.
The building levels include a basement, ground floor and 9 levels of office space, with the 9th level being split as part office and part plant space. The typical floor plate size is circa 12,770sqft. The building is targeting BREEAM Excellent and wired score ‘Platinum’.

New large flagship office development (113,000 sq. ft) including ground floor unit (for shop, financial/professional services, restaurant/cafe, drinking establishment, hot food takeaway, business and leisure use) together with associated landscaping, highways and other works.
Project Cleo – Office fit-out
Strip and fit out sections BN3, CN3, CS3 & D3 of the 3rd floor. Including new AC, Lighting, Fire alarms, power, ceilings, partitions & doors, glazing, teapoints and floor finishes. Raised floor, underfloor busbar and IT cabling altered and reused. WC, lobbies, risers and central plant areas retained.
Parliament – Fielden House SW1P 3SH
Scope comprises of the refurbishment and reorganisation of the building to offer flexible and adaptable open plan office accommodation. New entry routes and upgrade of the existing rear courtyard to a high quality accessible external space.
25 Bank Street – Level 15 Dynamo
Upgrade works to level 15 comprising of strip-out as required followed by installation of power and data cabling systems, new floor coverings as required, Writeable vinyl to walls, new ceilings including remedial works where partitions removed, new carpets including remedial works where partitions removed, Joinery, New lighting, modifications to mechanical and electrical system as required, BMS, Fire alarm and PA systems.
